Yes. Our 100% Fix & Flip program covers 100% of the purchase price and 100% of the rehab costs — you only bring closing costs. The loan is capped at 70% of the After-Repair Value (ARV), so the deal needs to have enough equity built in. This program is designed for investors who have found a great deal but want to preserve their own capital for multiple projects simultaneously.
Real Example: Property valued at $206K, purchased at $103K. Max loan = $144,200 (70% of ARV). We finance the $103K purchase + up to $41,200 in rehab — investor brings closing costs only. Credit score of 560? Not a problem — we qualify on the deal, not the borrower.
